Philosophy
A conservative underwriting approach is applied to all investment opportunities,
considering current market performance or potential.  The property must stand on its
own two feet initially, and generally we strive to acquire assets where equity is
realized (money is made) when the property is purchased.  The acquisition /
management team typically focuses on value added opportunities such as vacant
improvements, leased improvements at under market rents or owner occupied assets
for “sale / lease back”.  We also look for land or assets with “excess” land that offer
opportunities for future development or expansion.  

Regardless of property type, the acquisition team will pursue assets that fit an
established template for current cash flow, equity build-up and appreciation.  Portfolio
assets will utilize debt allowing for the purchase of multiple properties with limited
capital, with a focus on building equity over time.  One of our performance goals is to
decrease risk by paying down debt with cash flows, thus building greater equity in
the asset.  Over a 10 year holding period our portfolios seek to achieve a minimum
75% equity to debt position, creating substantial passive income to the partners.
