Owner L. Michael "Mike" Wallace recently left a very fulfilling relationship with Colliers International where he engaged in a successful brokerage practice for 10 years. Prior to entering the commercial brokerage field Mike practiced as an MAI appraiser for 11 years. Over the past 20 years he has also developed and invested in commercial assets. Commercial Real Estate Development Constantly studying the marketplace for value, LRP works with Owners of land and commercial buildings, brokers, individual investors, appraisers, lenders, builders / contractors and business owners all over the Houston area to locate and create unique development opportunities. Our development project experience includes commercial and residential subdivisions, industrial, retail and office buildings, as well as special use product to include childcare, medical and mini storage facilities. Our development group entertains raw land development, design build construction and build-to suit lease projects for most property types.
Investments Our partners benefit from the extensive experience and array of commercial real estate tools that LRP utilizes in our investment evaluation and acquisition process. Understanding the Real Estate and the specific goals of the ownership is essential to successful property investment. Our focus is typically for value added opportunities such as vacant improvements, leased improvements at under market rents or owner occupied assets for “sale / lease back”. Will also look for assets with “excess” land that offer opportunities for future development or expansion. Regardless of property type, the acquisition team will pursue assets that fit an established template for current cash flow, equity build-up and appreciation.
